What happens now?

What happens if I like a property?
You can rely on us to take care of all the hard work. All we ask is that you provide a small holding deposit to secure the property and complete a straightforward digital application form.
Once these have been received, we will require a copy of a valid stateside driving licence for each applicant aged 18 or over, along with proof of your Right to Rent and an employment confirmation letter issued by the Housing Office.
We will then arrange a Life Safety inspection with the Housing Office at RAF Lakenheath and provide you with a draft tenancy agreement, which will include a Military Clause.
What's the next step?
Once the Life Safety inspection has been completed, you will be invited to sign the final tenancy agreement via DocuSign, along with the relevant supporting documentation for your review.
At the point of signing, the first month’s rent and the tenancy deposit will be payable. Typically, this amounts to one month’s rent in advance, plus a deposit equivalent to five weeks’ rent.
The deposit is held for the duration of the tenancy as security against any loss, damage, or outstanding charges at the end of the tenancy. It will be protected in accordance with the Deposit Protection Scheme (DPS) and, subject to a satisfactory final inspection, returned in full at the end of the tenancy.
Please note that the return of the deposit may be affected if the property is not returned in an acceptable condition. Where necessary, reasonable deductions may be made, for example in relation to cleaning, gardening, damage, or redecoration, where these exceed fair wear and tear.
Rent is payable monthly in advance. For clarity, we are no longer able to accept payments by cash or cheque.
Utilities?
Utilities are generally active when you move into the property; however, you will need to register directly with the relevant providers to ensure accurate billing in your name.
We will supply you with the necessary contact details and, of course, are happy to assist with this process should you require any help.
But what will you charge me?
Our service to USAF personnel is absolutely FREE.
