Brief Tenants Guide

This guide is intended as a general overview to assist you when renting a property. We have set out below a few significant pointers to assist you:

 

Your Offer


Once you have found your new home, you will be in a position to make an offer to the landlord for consideration Please note that any offer you make would be subject to you fulfilling our reference criteria. At this point you will be requested to provide a RESERVATION FEE which holds the property for you, however if the Tenancy Agreement is not signed by you (the tenant) within 7-14 working days after receipt of your application, the landlord reserves the right to re-offer the property. In these circumstances or, should your references prove unsatisfactory following inaccurate supply of information, the reservation fee would be non-refundable.


Agreeing The Let

As soon as your offer has been accepted by the landlord, we will apply for references and draw up the relevant documentation Which will form the basis of the agreement between you and the landlord. You will be required to complete an application form, pay the relevant fees (see below) and also provide:

IDENTIFICATION/PROOF OF RESIDENCY such as a passport/driving licence. For further information please contact our office.

All tenants must also show proof of address. Only the following forms of identification are acceptable:

Utility bill (less than 3 months old)

Full driving licence

Council tax bill (less than 3 months old)

Mobile phone bill (less than 3 months old) 


References

We will contact your employer and your landlord (if you are in rented accommodation) Your previous employer may also be contacted if you have recently changed jobs and if you are self employed then we would need to speak with your accountant. A credit check will also be carried out. 


Tenancy Agreement

An appointment will be arranged with you to visit our office to sign the tenancy agreement once the referencing procedure has been completed satisfactorily.


Rent and Deposit

You will be required to pay the required amount of rent and deposit at the time of signing the agreement which will generally be equal to one months rent and one months deposit. The deposit will be required for the full length of the tenancy against loss, damage or charges payable at the end of the tenancy. The deposit will be held and protected by the Deposit Protection Scheme (DPS) and will be returned in full at the end of the tenancy following a final inspection of the property. Please note that the return of your deposit could be put at risk should the property be returned in a non acceptable condition. Charges can be made for cleaning, gardening, damage and redecoration work if deemed above normal wear and tear. Your rent is paid monthly and in advance by standing order.
