Your Offer


Once you have found your new home, you will be asked to complete a tenancy application form. This will be reviewed, subject to you meeting our referencing criteria.

At this stage, a reservation holding fee will be required to secure the property. Please note, if the Tenancy Agreement is not signed within 7–14 working days of your application (unless a later move-in date has been agreed), the landlord reserves the right to re-market the property.

In such circumstances, or if referencing is unsuccessful due to inaccurate or incomplete information provided, the reservation holding fee will be non-refundable.

Agreeing The Let


As soon as your offer has been accepted by the landlord, we will apply for references and draw up the relevant documentation Which will form the basis of the agreement between you and the landlord.

If you are a UK or Irish citizen, then you will need to provide a photocopy of your passport,  If you do not have a passport then there are other ways to confirm your right to rent so, please contact us to discuss this further.

If you are not one of the above citizens, then you will need to provide a photocopy of your passport for us to retain for the duration of the tenancy, together with a 9 digit share code which can be attained by gov.uk.

References


We will contact your employer and your landlord (if you are in rented accommodation) Your previous employer may also be contacted if you have recently changed jobs and if you are self employed then we would need to speak with your accountant. A credit check will also be carried out. 

Tenancy Agreement


Following confirmation of your ‘right to rent’ checks and passing of the referencing, we will then be in contact to confirm the tenancy start date.  This will be followed by an email from DocuSign with your tenancy contract and checklist for you to sign.

Rent and Deposit


You will be required to pay the first month’s rent and the tenancy deposit at the time of signing the agreement. This will typically be equivalent to one month’s rent plus a deposit equal to five weeks’ rent.

The deposit is held for the duration of the tenancy as security against any loss, damage, or outstanding charges at the end of the tenancy. It will be protected in accordance with the Deposit Protection Scheme (DPS) and, subject to a satisfactory final inspection, returned in full at the end of the tenancy.Please note that the return of your deposit may be affected if the property is not returned in an acceptable condition. Deductions may be made where necessary, for example in relation to cleaning, gardening, damage, or redecoration, where these go beyond fair wear and tear.Rent is payable monthly in advance. Please note that we are no longer able to accept payment by cash or cheque.
